Best Property Management Software

Delighted with Landlord Studio! It's incredibly user-friendly and has a clean, easy-to-read interface. I opted for Landlord Studio over other options primarily because of its mobile layout, which I find convenient. The color scheme is appealing, and I appreciate how effortlessly everything is presented. It truly encompasses all the necessary features.

Minpunten:

Editing leases, especially adjusting the start and end dates, isn't as straightforward as I'd like it to be. I have multiple tenants who don't stay for the entire year, and terminating their leases isn't simple. It would be helpful if there were an option to end the lease if a tenant vacates before the term ends.

Allows our small business to be professional.

Opmerkingen: I'm pleased with Landlord software. It help me to stay organized in the car or in our home office.

Pluspunten:

Separates properties information and expensive to individual units. Also combines all properties cost tracking for overall company cost analysis.

Minpunten:

Please add 1099 Misc capabilities to contractor expenses . That can be generated when expense reach the $$$ set point. Can Landlord export to Turbo Tax by property?

A great bookkeeping tool with a few nuances

Opmerkingen: Landlord studio makes it easy to manage finances at tax time. With all expenses and income recorded, you can generate an easy to manage report to fill in the income and expenses in the tax return.

Pluspunten:

It is easy to add and track expenses on the property either on desktop or on the app. The app feature of reading through receipts to autofill the form is fantastic and easy to use.

Minpunten:

Rent tracking is difficult to manage as I have an external property manager managing my properties. They pay on a particular date of the month, not each week which is difficult to marry up in Landlord Studio.

An Invaluable Tool for Property Managers

Opmerkingen: Overall, my experience with Landlord Studio has been outstanding. The application has exceeded expectations. I've found it to be intuitive and has met all of my needs.

Pluspunten:

Landlord Studio's UX is extremely intuitive and easy to use. Minimal training is needed to start using the application. I've found it to be an easy transition since I started using it. The customer/technical support has been extremely responsive. Often times responding in less than 30 minutes.

Minpunten:

No major Landlord Studio cons. I would make a few minor enhancements to the report templates and add a few things to expense tracking (e.g. reimbursed vs non-reimbursed, paid vs not paid, etc.).

Dashboard does not look accurate. Expense and income are off

Great value & Service

Pluspunten:

The customer service is stellar. So if I’m confused they answer my chat in literally minutes. And they respect you so I don’t feel “dumb”! I can have tenants pay online. Also I love how I can upload my credit card and bank info so I don’t have to manually input these.

Minpunten:

Sometimes it’s not intuitive for me) but customer service responds in minutes! So, not a problem.

Just perfect!

Opmerkingen: It’s made life so much easier, I can run my business if 28 freehold rental units so easily from anywhere in the world and don’t need staff or agencies.

Pluspunten:

I don’t know why EVERY landlord in UK isn’t using this yet! No need for letting agents at all anymore, this app does everything they do but quicker and more accurate and just better!

You need Landlord Studio

The program allows me to track everything about the property, from tenants, to rents, as well as tracking all of the expenses involved.

I wish I could put in a check number. As a business owner, allowing for a check number would give me more tracking and less dependent upon Quick Books.

My Landlord Suite

Best virtual property manager

Pluspunten:

I like being able to keep all details regarding properties in one location. This includes copies of the lease, receipts, etc. It makes bookkeeping and organization very easy!

Minpunten:

I don't think it is fully integrated with Canadian banks but that would be a great feature!

This product saved me time, money and my sanity!

Opmerkingen: Having such a variety of financial reporting allows quick access to a multitude of reports that help give an overview of specific areas of property management.Having my leases all in one place and setting automatic reminders takes the weight off of having to remember key dates.

Pluspunten:

Landlord studio was recommended to me when I was searching for a user-friendly, inexpensive, detail-oriented program to help me manage several properties. Not only does this program allow me to track my expenses based on the category type, but it provides a multitude of one-tap reports that can give you a clear picture of your property based on specific areas broken down within income/expense reports.

Minpunten:

Some of the features that I would like to use are not yet available in Canada. I am eagerly waiting for a wider audience access to these products so that I can use the program to its fullest.

Excellent Property Management Software

Opmerkingen: My overall experience with the software and the customer support/development team has been amazing. This software has truly changed how I manage my real estate rental property business and streamlined how I manage and maintain the data in real time. As a result, my tax preparation work and time put in to prepare my taxes has decreased dramatically!

Pluspunten:

The software is simple to use, easy to access on multiple platforms, and provides real time data entry and review of property status that can take place from anywhere. This software allows me to track all of my properties in one place with a simple visual interface that allows me to see tenant/lease status and information, property details and notes, and income/expense data right at my fingertips. Lastly, the reporting functions are a huge feature as it makes tax time much faster and seamless as I fill out Schedule E's for each property accordingly. I can now literally push a button and generate the report!

Minpunten:

There is really not much that I don't like about this software, but if I had to pick my least favorite it would probably be a limitation on the number of reminders that can be set and/or a few extra fields that would be nice to have on some data entry screens. That said, I've notified the developers of these items and they are working on adding all of these additions and features. Their response time and integration of requested features has been second to none. They are great to work with!

Greatest thing some sliced bread

Opmerkingen: Tax documents are very important in real estate and the fact that I can manage income and expenses within one app gives me the piece of mind.

Pluspunten:

Before this app, I had used multiple excel sheets. I'd loose track of where I left off, update one and not the other...it was just a mess. The free trial is what made me try it and of course I was skeptical. But I QUICKLY subscribed at the end on my trail and havent looked back since.

Minpunten:

Its truly hard to come up with something I like least about this product. But to be fair, I dislike the group emailing function (when more then one tenant is included on the email), the formula doesn't populate their names. But that's very minor.

Nordskog Properties, Review of L>S

Opmerkingen: This was able to help connect my prop. manager and myself to both have an idea where we are at and moving forward. I really liked that when I emailed L>S about being able to search for my property that with in time that was an option. I would like to see them move forward with the new change that has been talked. I have talked to other landlords who have not used this due to feeling like it is not up to date and to blah. I think the new version with help grab and keep clients.

Pluspunten:

Keeping everything together, as well as knowing where tenants are with rent

Minpunten:

This is a very hard to choose, I am unsure if I would rather have a "connected bank" account or not. I enjoy logging expense/income myself. However if my bank was set up it would be a chore to log my mortgages at split sections. this is why i just dont long my mortgage payments and will do it all as a interest payment at the end of the year.

My most valuable tool

Opmerkingen: The customer support is amazing. I have had about 4 occasions where I have needed help from the software people. Invariably the reply comes within a day and everything I have wanted to do or know has an answer. It is by far the best software for my needs out there and I tried many before I found Landlord Studio.

Pluspunten:

Reasonably intuitive to operate. The ease of use and the ability to do via phone app or desktop is most useful. Quickly captures both expenses and revenue by property with reports that tell you exactly where you are at. To be able to capture an expense at point of sale and upload receipt straight into software makes record keeping so easy.

Minpunten:

The higher end reporting sometimes is not as intuitive and I have had to write to ask how to do something.

Streamlined and Professional

Pluspunten:

I have never felt so organized before using Landlord Studio. There are never any questions on payment history and my tenants appreciate the emailed receipts. I have recently begun to use additional features built into the app such as texting groups of tenants, tracking expenses, etc. The program really worked wonders for the management of my properties. My wife and I can both login and record payments, as well as see the status in real time.

Minpunten:

I would like to be able to customize a few more features, such as rolling tenant expenses into the amount owed at the top of the page.
