It’s confusing trying to navigate individual properties and I think seeing what they paid could be easier to navigate. And my tenants have kind of struggled getting it set up.

Highly recommend Avail!

Opmerkingen: My overall experience has been very positive. The software is a good quality product, and I've received excellent customer service from the staff!

Pluspunten:

Avail is a great resource for landlords. I am a first-time landlord, and I've found the software very easy to use. The support team has been especially helpful when I've had questions. They have been very responsive to my questions and concerns. There is also a lot of online articles and resources for Avail users. The Lease is simple to set-up, and I can optionally modify existing clauses or add my own clauses to fit the needs of my property. Payments can also be conveniently set up and paid online by the tenants.

Minpunten:

I would like a way to create a template of an existing lease so I don't have to modify the lease template to fit my needs each time. There may be a way to do this. If so, I haven't figured it out. In the meantime, I have downloaded copies of older leases which I can refer to while I'm creating a new lease.

Amazing Software

Pluspunten:

It's hard to believe that with a little work on the first end you could never have to touch another lease again. Doing the front end work allows high school kids to come in and operate off of checklists to list, screen, lease, and handle maintenance.

Minpunten:

The only bad thing about this software is that it's too easy to set up and use. It has the potential to make it to where anyone can be a landlord.

This product is a dumpster fire

Opmerkingen: My experience has been nothing but negative. I don't understand how someone ever thought to ship this product in this state. No I am not going to set up automatic payments. Why would I trust Avail's security back end when their front end app is designed so poorly? Why do I need a third party to leech off of such a simple process when they can't even do it right? The only thing that would save Avail would be to allow payments to process from my account to the landlord's account the same day they are submitted, including weekends and holidays.

Pluspunten:

There are no good features. Avail has literally taken something as brain dead as paying rent and added a bunch of barriers to be able to be able to do it efficiently. Their competitors for online payments are PayPal and Venmo or literally a bank transfer. Alternatively if I wanted the inconvenience of blackout payment dates I could use a check.

Minpunten:

For software that is supposed to make payments easy, this does the complete opposite. Rental payments are to be paid on the first. In the classic days of literally just giving your landlord a check this was simple. I write a check, I give it to my landlord, they cash it. We even have new technological improvements such as using PayPal or Venmo to do this all online. Avail has managed to take this simplicity and convolute it to a point where I do not know when my payments will be received by my landlord. Take for example today 4/29/23. I log into the portal, go to pay my rent and lo and behold for some reason the option to pay my rent on 5/1/23 is not available. The first is not a bank holiday. The first is not a weekend. The first is a regular Monday that if I had used any other payment method my rent would be on time and in my landlord's hands day of. If I had used PayPal or Venmo, my landlord would have received cash in their account today, before my rent was due. This is not the first time where this issue has occurred. The dates to submit payment seem to shift without reason. Do I submit a payment request two days before or three? Weekends don't count? They don't work holidays? Why is Monday a blackout date?

Makes Being A Remote Landlord Easy!

Opmerkingen: I love using Avail and I have recommended it to family and friends who have rental property.

Pluspunten:

Avail helps me manage my properties from hundreds of miles away. The system allows me to advertise vacancies, accept applications, check backgrounds, create and sign leases, and collect rent—all remotely.

Minpunten:

The initial set up for my tenants’ payments was a little buggy, but customer service was very helpful. No future issues.

Great software for small scale landlords

Opmerkingen: Overall, I love Avail and don't see any reason to use another software.

Pluspunten:

I use this software to keep track of just two properties, and I like it because it's very affordable for small landlords like me and still provides all of the features I want from a professional property management software.

Minpunten:

I wish the billing system could be more flexible. For instance, there doesn't seem to be an easy (from-the-dashboard) way to mark an invoice as paid from my end if a tenant gave me a check instead of using the system.

Amazing quality for Affordable Homeowners

Opmerkingen: I LOVE the customer service. I don't worry about not having the answers or understanding things because I know customer service will patiently go over things over the phone, or on weekends, through email. Haven't found anything similar with this kind of ease of use or customer support.

Great bang for the buck!

Opmerkingen: I like getting automated payments from tenants. I also like how they notify the tenant if rent is due, or late.

Pluspunten:

Once you get in, the system is easy to track tenants. From their payments, to invoices. I like that.

Minpunten:

Its hard to get the tenant set up for online payments. You have to almost walk them through it and follow up several times.

Simplified, easy to use

Opmerkingen: great tech support and made being a landlord easier. Just requires some polishing. Refer to the cons area.

Pluspunten:

-listing is simplified -personal marketing page to quick link places not on listing -leasing is simplified -online payments

Minpunten:

-needs to be able to break down to individual room rentals. I rent rooms to students in my home, and it splits it up as an apartment or some weird format. When it goes to online listing, it doesn't matchup correctly and people believe its the whole house for rent. -listing syntax needs to be worked out. seems like what we input in avail doesn't always translate correctly to zillow or zumper listings.

A must have for rental owners and managers!

Opmerkingen: So far the customer service and support has been great. Any time I need anything or have a question the team has gotten back to me quickly. Easy to use and has really improved my ability to manage my rental.

Pluspunten:

This software adds ease to both the start of the rental process (application review and acceptance) as well as ongoing support of the rental. It allows for electronic payment collection and can allow for multiple payers for a single unit to take out the guesswork of who still needs to pay and removes the need for one tenant to carry the burden of payments. This software allows for customization of what is required, how payments are processed and tickets that can be cut and addressed in the portal.

Minpunten:

There are some additions that could improve the software including integration of payments to utilities and auto payment requests, addition of an app for on the go management.

Since utility costs may vary from month to month, a landlord will need to manually add that fee in. Enlightening Service

Opmerkingen: The knowledge and database of forms Avail offers is invaluable. It is generally easy to use and takes much of the " guesswork " out of selecting and using proper forms for the daily running of property management . It is a definite " Must Have " for any Property Owner or Manager. Thank you Avail.

Pluspunten:

I truly appreciate the vast database of documents available at Avail. The standard forms are there for the user and the ability to add your own rules and clauses is incredibly helpful. There's no need to worry about standard language or which form is correct for your region. Avail takes care of that from the start. It's uniquely foolproof. Thank you Avail.

Minpunten:

I do wish there were an easier way to finalize a document and save it to a hard drive. It seems the only way to view a " finished " document is to email it to an account you have access to. If there's something I'm missing I'd like to be made aware of a different procedure.... If not, then I do hope Avail makes a simpler process for viewing finished documents available in the future.

My landlord experience using Avail

Opmerkingen: I had a small problem when I accepted an application from a tenant. Somehow they made a duplicate application. But avail customer service jumped right in and helped the tenant and myself to resolve it quickly. I've asked for technical help a couple of times and they always get back to me shortly.

Pluspunten:

I can easily see maintenance request previous leases and a payment history then I'm able to print off for taxes. The software is just easy to navigate.

Minpunten:

Nothing. Everything has gone well. I can't say I've had any issues that would be negative in over a year.

Best organized landlord/tenant portal I've used

Opmerkingen: Fantastic! After years of having landlords require physical rent checks, this has definitely improved my life.

Pluspunten:

Really clear layout in the interface, great use of color scheme to make sections/action items seem intuitive. Very smooth "motion" operation (clicking things has a very effortless flow, vs. blocky). Visually pleasing while covering all the necessities.

Minpunten:

Once my rent auto-payment has been "authorized" - but before it's been deposited - there is no way from the tenant side to cancel the payment (that I can tell, anyways). My living period in my unit ended a month early, so I wanted a way to cancel my auto-payment since it hadn't gone all the way through yet to withdrawal/deposit, but there doesn't appear to be a good way to do this vs. just waiting for the payment to clear and having the landlord refund. The payment had just been authorized the night before, so pretty quick turnaround. Super minor thing though! Everything else has been perfect.

BAD Customer Service

Opmerkingen: It can be easy to use and maneuver but not all tenants may have the capability to use the system. My tenant also got charged an additional $94 and could not figure it out. I had to give him credit on his rent for the amount he was charged.

Pluspunten:

I like the fact that it was easy on my end but not so much for the person leasing from me.

Minpunten:

The person leasing from me had to submit a photo with a paper with today's date, and it was not done correctly, so the system rejected it. The tenant did it again correctly, and it looks like it was okay, but now the tenant's account is locked. No one answered the phone, and I tried helping the tenant, so I had to go old school and pick up a check from him. I email the company, and automation gives solutions, but that is not what I need. I have left messages to return my call, and no one returns my call. I really liked this program but was very disappointed with the customer service.

Very good product with Great support

Opmerkingen: small landlord rental software that is so cost effective we cant afford not to use it- centralized records, of maintenance and payments, leases , and tenants .

Pluspunten:

ease of use, price and most of all superb customer support

Minpunten:

Wish it had accounting integration or add on.

Tech issues - needs work

Pluspunten:

I like the idea of it. Everything in one place. Listing, applications, communication management, payments.

Minpunten:

I consistently have tech issues with it. Whether the program automatically archives an application that I haven’t reviewed or emails tenants when I elected to not have automatic emails sent to them. Support needs to respond faster as well.

Dishonesty Use of Personal Information

Opmerkingen: All it takes is one dishonest act to steer me away from a company. After reading reviews of Avail, I decided to try using it for one of my properties. I have a Google number that I use for business because I do not want business calls on my personal phone. When I placed my first ad for a property, I received the message about not being able to prove my identity with a VOIP number. I absolutely understand this. So, I went ahead and entered my personal number to prove my identity. I was given the usual “We will not share your number with…bla bla bla.” Just imagine how infuriated I was when I learned that my personal number was now part of my public ad on Zillow, Hot pads etc. This is unacceptable.

Pluspunten:

Looked very useful at first. Did not have enough time to evaluate.

Minpunten:

Misuse of personal information. Dishonesty.

flexibility of features, ie toggle switches best suited for my biz. auto direct pay, reports , on line apps mountainous portal , great response time !!!

would love to see the back end accounting integrated into the front end , this way I can only use one system as now i utilize Q books for accounting .
