Pluspunten:

99.9% of my property management business I run my Innago phone app. Innago has been a one stop shop for me that is easy to use, customizable and affordable. Innago is the 1st app that has been able to easily allow me to manage income and expenses of all my properties & from my phone. Multi-Family, SF, condos & medium-term rentals. Being able to customize templates for applications, leases, etc. by location and property is amazing. Keeping track of all my expenses was the hardest for me to do. The ability to use my phone to snap a photo of all the invoices & receipts I get and assign expense to a property or individual unit is something I LOVE and so does my accountant. Innago also allows me to set access levels & make reports for partners/investors by property or unit. I’ve only been self-managing for a couple of years. The last year using Innago I’ve been able to focus my time & money on growing my business and less time managing.

Minpunten:

Some invoices have issues being scanned. Uploading invoices don't get scanned. I’ve had some issues with some templates that the inserted fields shift after signature.

Must have Tenant Management System for landlords and property managers

Opmerkingen: We have used Innago for the past two years for all of our tenant management needs. We love the fact that we can send potential tenants to fill out an application and pay for a background check and how we are able to approve or deny them and connect them with a property and set them up. It streamlines our process and makes it easier for us to do our own in-house property management. We are all about efficiency and Innago is a big part of how we are able to be efficient in our Tenant management. Plus the fact that tenants can submit maintenance requests and we have the system to keep updates and provide photos throughout the process is amazing!

Pluspunten:

The complete management ability of a tenant from the application process all the way until they set up a lease and accepting rent payments as well.

Minpunten:

Would like a little bit more customization with the tenant application. Functions like radio buttons or drop down menus.

Glitchy page and poor customer service availability

Opmerkingen: Have used it for just over a year. After the difficulties listed above and esp accounting, I will be looking for alternatives.

Minpunten:

Even though innago sells itself as an all in one property management tool, it’s clunky and unusable when It comes to listing/advertising, tenant screening, tenant application, lease signing, accounting for tax purposes and most other features. When I contacted customer service about setting up a rental application I was told I’d get a call back but did not hear from them. With poor customer service access, this platform is only good for the basic rent collection which you can do easily elsewhere.

Nothing really. [sensitive content hidden]’s a little annoying when owners don’t want to add their bank for rental payments which would make it easier for them.

Happy that I found Innago. I'm never going back to the old way...

Opmerkingen: I'm loving it. I almost forget I have 6 rental units because so much is automatic. I'm looking forward to spending more time leveraging Innago's features to help me as much as possible.

Pluspunten:

The best thing about Innago for me is the "one-stop-shopping." That is, instead of my scattered record keeping system, Innago keeps almost all aspects of my rental business organized for me. Recording and depositing rent checks is now automatic! Innago helps me do a more professional and formal job at tracking maintenance issues, which also helps at tax time. Innago also gives my rental business a professional front end, not just for me, but also for the tenants. It helps us all take the business more seriously. And Innago is fairly easy to use. Lastly, Innago makes it possible to go anonymous if you wish (for better protection of assets against frivolous lawsuits). We only have 6 rental units (3 duplexes) so Innago more than handles the job, so that most of the time I hardly give the rentals a thought. When I've had questions, I was reasonably pleased with customer support which seems to be staffed with courteous and knowledgeable people.

Minpunten:

I've only been using Innago for about 9 months, so any criticisms I have may be due to my inexperience. But I sometimes have a difficult time finding certain information. It's all there, but not always intuitive to my way of thinking. For example, I tend to think of the rentals in terms of the Tenant and the corresponding Property. So for multiple issues dealing with tenant Mary, I'd expect to go to Mary's tenant page and take care of these things. But Innago's data organization is mostly first by function. To take any action (raise rent, issue invoice, comment on maintenance request) Innago has you go to the Leases, Income and Maintenance modules, look up Mary in each one, and perform the actions. I sometimes find this approach tedious, but to be fair, there are some actions where the Innago strategy is a better approach. Both ways of thinking systems have their place and of course I want both!!

You need Innago!

Opmerkingen: I own three multi-family rental buildings and recently started to self-manage all my investment properties. It was suggested by my real estate mentor to use Innago instead of Tennant Cloud and I really enjoy it and my tenants do as well. It has all the features and tools I needed to manage my properties and I appreciated [sensitive content hidden] for helping me during the transition. I highly recommend using this platform for any real estate investor.

Pluspunten:

Easy to use and learn and the Innago app. I like that the Innago team is very responsive and immediately answered any of my questions.

Minpunten:

Haven't run into anything yet. I am new to the platform, but very happy with everything so far.

Opmerkingen: Overall I am very happy with my decision to use Innago. I have been through a lot of different property management software and platforms. Buildium was way too complex and was too much of a learning curve, Rent Redi was simple but had a bad tenant portal. Innago was perfect. It was easy to use for my smaller portfolio of multifamily rentals. From the tenant side I have gotten so many compliments from my residents on the ease of the interface they experience.

Pluspunten:

The price is unbeatable. Innago is very easy to use and navigate for both owners and tenants. Add as many bank accounts as possible for no additional fees.

Minpunten:

No expense tracking or email template management.

Opmerkingen: Innago has taken a lot of the "labor" out of setting up and tracking individual expenses and incomes associated with each property.

I really love the ease of use with Innago. It is easy to set up, assign tenants, set up application parameters, create and edit leases, track expenses, and monitor income. I love that my tenants are able to pay through the app and everything is broken down by property making tracking easier.

Minpunten:

I didn't find much difficulty in using this application.

Wish I would have Found Innago First

It is pretty, simple to use, intuitive, & allows me to do most all things I need to do. I have and do recommend it to folks in the real estate space all the time.

Minpunten:

Transfer time for payments is longer than I would like. For now, the only options for payments are ACH & credit cards.

Being able to access it anywhere. I travel a lot so convenience is important to me

Innago is the BEST option for small or private Landlords!

Pluspunten:

I like that it gives me a professional look the most while being free for me to use. It is a great way to participate in the modern age w/o it being expensive for those of us who are using it for a unit or two. My only alternative would be traditional pen and paper which I like to avoid as someone younger myself!

Minpunten:

It can be a bit overwhelming to start, but I think that argument could be made for any program when you are encountering a new UI.

I Spoke They Listened

Opmerkingen: My overall experience has been a good one.

Pluspunten:

The thing that stood out to me the most was how when I had an issue with adding tenants through the app in my iPhone and it wouldn’t work. I opened a ticket with support and within the week they had it fixed and an update for the app out. There support team works and fast! Also having docusign made into the app allows me to get lease and documents signed without the need for paying for another subscription.

Minpunten:

There is a little lag with the app. It the good features mentioned above out way this in my opinion.

Great Property Management Site for free

Slick, Easy To Use, Worth Paying For

I had been using Avail for the better part of 3 years, but Innago's interface is more user-friendly and modern. Everything looks professional, and the fees are lower. There is a native app with relevant notifications, and my residents had little trouble getting set up when I switched over. I have contacted customer support several times with minor questions, and the same individual responds during the same business day (or the next if on a weekend). The sites that it syndicates listings to are big ones - Realtor, Zillow, Zumper. I'm very happy I switched to Innago.

Minpunten:

There are three issues that would make Innago even better: 1. Allow tenants to schedule a one-time payment in the future. Right now, one-time payments are ONLY made immediately. Avail allows this function, and some tenants appreciate it. 2. Provide a professional looking website that includes my rentals, pictures, about, testamonials, etc. Avail provides this function, and I use it as my main advertising site. 3. Syndicate to more rental platforms. Apartments.com, Redfin, Rent., and Apartmentlist would be GREAT additions.

I love the ability to manage properties in every aspect in one place. From tenant applications, screenings, lease documentation, signing and rent payments, Innago makes this all a breeze.

There is nothing I do not like other than a minor technical glitch which was easily fixed by talking with a customer service representative who helped promptly and successfully.
